What to expect when engaging our group to advise you on a home sale:
- We will begin with a conversation about your goals as well as ensure we have accurate contact information, your preferred method of communication, as well as some background information on your property.
- We will then schedule a time that’s convenient for you to meet with us in person for a tour of the property. We would typically measure the property at this time to ensure accurate square footage numbers for both finished and unfinished space.
- We will complete a Comparative Market Analysis or (CMA) to determine a range of value for your property. We will also make suggestions with regard to repairs; maintenance and staging that we believe will help your property sell in the shortest amount of time and for the highest possible price.
- Once you have selected our group as your representative we will complete a comprehensive Broker Price Opinion or (BPO). This document follows a similar format to one that an appraiser would use. This enables us to further refine the range of value and help determine a final list price for your property.
- Once a list price and terms are agreed upon, we will execute a listing agreement and schedule your property for professional photography.
- Once photos are complete and approved, we will begin diligently marketing your property. We use a wide variety of methods to market property. (see below)
- We will make arrangements to present you with any and all offers in a timely manner.
- We will advise you through negotiations until all parties are in agreement.
- We will work with the contract purchaser’s agent to facilitate any inspections and advise you on the negotiation of any inspection addendums.
- We will schedule a mandatory termite inspection.
- We will make arrangement to have the necessary paperwork sent to a title company or closing attorney of your choosing for deed preparation.
- We will walk you through the process of turnover when closing occurs.

Where will your home be displayed online? Our listings appear on all the major real estate websites; including, Zillow, Trulia and Realtor.com to name a few. We also have coverage on the Coldwell Banker national website (the most viewed real estate website in the US), our company website, The Harvey Group website, as well as a variety of social media outlets.
We are big believers in the use of social media to showcase your home. Sites like Facebook and Instagram are an excellent means of displaying photos, video and information about your home that can easily be shared again and again.
MLS
Our Central VA Regional MLS is one of the most powerful tools available to showcase your home. The Harvey Group uploads all listings to the local MLS, giving you access to thousands of agents locally.
Professional Photos
Among The Harvey Group’s variety of in-house skills is professional grade architectural photography. We also maintain relationships with freelance real estate specific photographers to ensure quick turnarounds at all times.
Virtual Tours
The Harvey Group can create virtual tours to give prospective buyers a feel for your house before setting a viewing appointment. In addition to our website and social media outlets, the tours are loaded to a YouTube Channel on the Coldwell Banker National Website.
Staging
Proper staging will have a major impact on how prospective buyers view your home. We may suggest the addition, removal or rearrangement of items already in the home. In some cases, vacant homes may require furnishings be brought in to help buyers connect with the house. The Harvey Group is prepared to provide you with in-house or third party professional staging advice in any situation.
Open Houses
Although open houses are not as popular due to the amount of visual content available online; we still believe they can be effective, especially with brand new listings. The Harvey Group will take the time to schedule, advertise and welcome potential buyers into your home.
We maintain a database of all active real estate agents in Richmond and the surrounding counties. We also keep a separate database of agents in the top 10% of our local MLS based on sales volume. This enables us to target email marketing campaigns to those who are most likely to produce a buyer for your home.
We will produce professional flyers, print ads, and marketing brochures for every listing.
